PadMapper pulls rental information from landlords, real estate agents, and real estate invesotrs who advertise on websites likes Craigslist, Apartments.com, Oodle, etc.

Their tagline is “Making Apartment Hunting Suck Less.” However, since we are investors, I would say they could re-position their tagline to state “Making Rental Market Research Suck Less.”

Quick Renting A House Tips with PadMapper

If your looking to invest in residential real estate outside of your hometown, naturally how much you can charge for rent is an important number to know.

When I evaluate property, accounting cash flow and market rents go hand-in-hand.

  • Zooming in will cause areas to fill in more.
  • Remember this is not the last place you should check for rents…but still very useful.
  • You can setup cool email alerts (really useful if you’re actually apartment hunting or determining areas you want to target to invest in.)
  • As a real estate investor, you can also submit your own “pad” to be listed among their results if you don’t see it there already.
  • If there’s a big area that’s empty that probably shouldn’t be, zoom in on that area. If that doesn’t help, try easing up on your filters. Also, try moving any large clusters of apartments you’re not interested in offscreen by dragging the map or zooming.
  • Zooming in very close shows some cool local attractions around apartments (not available everywhere)

With PadMapper, you can rule out every place on Craigslist and PadMapper’s other sources (Apartments.com, and tons of sources via Oodle) that doesn’t match your location criteria at a glance.
