<p>My wife is back in her home town,  taking care of her folks for about 3 weeks, I get to do whatever I want,  for as long as I want&#8230; without interruption.</p>
<p>She&#8217;s been  gone for a week. I have nearly ate all the food in the house.  I did go  to the grocery store. I bought a box of candy called Nerds, three Rock  Star energy drinks, generic brand sleeping pills, and a bag of salad.</p>

<p>The other day, I  was reading comments from people who wanted to buy real estate as an  investment. I found one website that had over 400 comments. Then I  started to see a disturbing trend.</p>
<p>I found quotes  like:</p>
<blockquote><p>I would like to get  started if it’s true your information can help me do that without using  my credit and money. I&#8217;m a college student right now myself, own a  duplex that is upside down at the moment.</p>
<p>I am a Realtor and have had  to file chapter 7 this year after having a credit rating in the 740’s  for years. I don’t have cash at this point to invest. Is this a  realistic business endeavor for me considering my current financial  condition ?</p></blockquote>
<p>These folks want to invest  in a particular income property real estate niche. They wanted to buy  into the real estate guru&#8217;s system. However, 35% of those who commented  also mentioned they had cash or credit problems.</p>
<p>As I  read on, I began to think why don&#8217;t these people first focus on  increasing their personal income and clean their credit problems&#8230;</p>
<p>Then  focus on income property investing.</p>
<p>That&#8217;s when I  reminded myself, &#8220;Kendall, that is why you work with professionals who  like their day jobs and are successful.&#8221;</p>
<p>Most of them  understand, like my doctor buddy, if their primary source of income is  gushing out money, then they&#8217;ll look to create other streams of income.</p>
<p>If  it&#8217;s flat-lining then they will try to find ways to revive it. Place  those electric shock paddles on it and yell &#8220;CLEAR!&#8221;</p>
<h2><span style="color: #990000;">2 Step Sample Marketing Strategy To Turn What You Know  Into An ATM Machine</span></h2>
<p>Around the 9 minute mark,  Eben presented a “formula” for converting your offer into content that  is of <strong>high perceived value</strong>.</p>

<p>Here&#8217;s Eben&#8217;s 2 Step Process:</p>
<p><strong>Step  One:</strong> Create a “<em>Magic Formula</em>” and then give it a name.</p>
<p>These  are the steps…</p>
<ol>
<li>What is the <strong>solution</strong> to your prospects  problem?</li>
<li>What are the <strong>three specific action steps</strong> your  prospect needs to do to solve their problem?</li>
<li><strong>Name your system</strong> using the phrase “The three-step system (for example, “<em>The  three-step system for… eliminating your credit card debt in half the  time</em>“)</li>
</ol>
<p><strong>Step Two:</strong> Link the  formula to the three most important human values.</p>
<p>This  is really killer stuff, so read carefully…</p>
<p>Eben  recommends you focus on the following as the most important life values  when it comes to your information products –</p>
<ol>
<li>Money</li>
<li>Time</li>
<li>Work</li>
</ol>
<p>We  want more time, or less time doing things we don’t like.  We want more  money and less work.</p>
<p>No problem, right?</p>
<p>Ask  yourself how you can save your client these three elements based on  what you currently do.</p>
<p>For example, if the problem  your clients have is bad credit score and you solve it with a special  process that increases credit scores quickly, then your system can…  “show <a href="http://www.investmentrealestatecorner.com/go/cleancredit/">how to increase credit score in 37 days</a>… or something like that.</p>
<h2>Does Perception Knock-Out Reality?</h2>
<p>You  bet it does! That doesn’t mean you have to lie like Pinocchio. Learn  how to phrase the best parts of your product.</p>
<p>This  really is all about good clear old fashion communication and psychology.</p>

<p>What I learned was that there&#8217;s issues and developments that will always pop up&#8230;things that you weren&#8217;t expecting. There are things that will try to drag you down and crush your dreams.</p>
<p>And the worst part is, most people who don&#8217;t have a similar success-oriented mindset just don&#8217;t understand. So when you have detailed questions or need direction, they either hand you a canned response or simply shrug their shoulders and walk away.</p>
<p>That&#8217;s what impressed me the most about Gary Vaynerchuck. He didn&#8217;t shrug his shoulders and walk away&#8230; He threw &#8220;f&#8221; bombs and challenged people not to lie..</p>

<p>I would like to tell you about another valuable step to investing in real estate: Creating and Enhancing Equity. During this stage, I buy the property and do things to make it more valuable. Then, I can sell it for a profit or refinance and keep it with an equity position and positive cash flow.</p>
<p>There are actually three different techniques to create and enhance equity: flips, flixers, or fixer-uppers. <strong>Today I will focus on flips.</strong> There are two premises to flipping a property that make this a valuable program.</p>
<p>The first premise is to buy the property for less than its appraised market value. I can teach you how to find properties at a discount below their market value. Three situations enable you to buy below market: distressed sellers, distressed properties, and cash.</p>
<ol>
<li><strong>Find distressed sellers.</strong> Sellers become distressed in various situations. Divorce, property management issues, bankruptcy, foreclosure, death, health and job loss can all result in discounted sales prices. Finding distressed sellers is an extremely productive art that I would like to teach you.</li>
<li><strong>Find distressed properties.</strong> Distressed properties exhibit any or all of the following characteristics: poor landscaping, bad structure conditions, holes in the house, broken windows, piled up newspapers, trash and debris in the yard, notice stickers on the windows and doors, boarded up windows, broken-down vehicles, blinds always open or shut, missing parts or holes in the roof and appliances in the yard. I can show you how to turn these distressed properties into real investments!</li>
<li><strong>Use cash.</strong> Cash allows you to have a quick closing and more earnest money. Cash can also help you avoid appraisals, remove financing contingencies and make the seller feel very secure. Cash purchases have allowed me to have some of the biggest discounted sales prices in my career. Again, call me and I will show you how to become a cash buyer!</li>
</ol>
<p>The second premise of Creating and Enhancing Equity is to sell the property for much more than you purchased it. If you put an assigns clause in your purchase agreement, you can even flip the property before you own it! I always recommend that you look for properties that are discounted at least 20% below the appraised market value. This price allows you to sell the property for a handsome profit or keep the property with an excellent equity position.</p>
<p>Finding discounted properties gives you many options. Call me soon to set up an appointment to look at properties that you can buy under market. Then, leam how to sell the property for a profit or refinance for an equity position. The possibilities are endless!</p>
